Remedy Professional Services is currently supporting a search for a full-time, direct-hire Property Specialist (Multi-Property Maintenance Manager, FT Days) for the day shift, Monday-Friday. Our client is one of America's largest privately held real estate companies. This position will travel between a number of properties, all in the north towns of Buffalo. A company vehicle will be provided. This person will direct the day to day operations of a portfolio of retail and industrial centers owned by the company. Manage general maintenance, repair, construction and grounds/housekeeping for property. Ensure that maintenance requirements and company obligations, through contractual agreements, are addressed and carried out efficiently and expeditiously. Provide excellent customer service to tenants. Additional responsibilities: Perform pre/post vacancy tenant inspections. Prepare and monitor aspects of costs and budgets as related to properties. Serve as a liaison between the company and the public and tenants. Assist leasing agents in identification of prospective tenants through showing of space as called upon. Properly complete paperwork associated with each plaza/property in a timely manner. Coordinate all purchases, monitor all incoming invoices. Properly Issue purchase orders and approve invoices and provide support documentation to expedite voucher process. Coordinate repairs, upgrades, new construction or tenant buildout with contractors, tenants and other departments from planning stages until turnover. Obtain estimates, review and negotiate contracts, obtain necessary permits and award contracts. Communicate with tenants to address, resolve, interpret, judge, or enforce the lease and any concerns, requests, or problems. Correspond with local municipal authorities regarding notices and enforcement of local ordinance and codes. Requirements: 3-5 years' experience in multi-property management or management of a complex single property. MUST be commercial experience. Not looking for residential experience at this time Experience in construction especially related to mechanical and building aspects. Ability to perform minor maintenance tasks. Good working knowledge of mechanical and construction related industry preferred. This position will pay $65-95K, based on experience.
